Recently, The Government of Haryana has constituted 2 RERA (Real Estate Regulatory Authority) in the State of Haryana, which may be summarized as under:
Panchkula RERA
This authority have jurisdiction over Haryana except the district of Gurugram. RERA Panchkula has notified revised RERA Regulations for Project registration, 2018, on 09/02/2018 which would be applicable to the registered project as well.
Gurugram RERA
This authority would have jurisdiction over Gurugram, Only. The Gurugram RERA, in-line of RERA Panchkula, has also notified revised RERA Regulations (Registration of Projects), 2018 on 16/02/2018, which shall be required to be complied with by every project even registered one.
As per notified “The Haryana Real Estate Regulatory Authority, Gurugram, (Registration of Projects) Regulations, 2018 vide notification dated 16/02/2018, the following documents or informations shall be required :
The revised form REP-1 shall require the following documents: (3 copies)
1. Complete KYC of the Promoter details based on the type of entity,
(For company- Incorporation Certificate MOA and AOA)
2. Details of Directors KYC, including
- Photo
- Pan Card copy
- Aadhar card copy
3. Board resolutions for Authorised Signatory along-with KYC of Authorised Signatory
4. Pan Card of Promoters
5. Prescribed Details of Projects launched by promoter or promoters in last 5 years, duly certified by Chartered Accountant
6. Litigation details in the projects launched in last 5 years
7. Details of current project for which registration is being sought
- Details of landowners
- Copy of Licence Granted
- Estimated cost of the project
- Name of agency for undertaking external developments like
- Roads
- Power
- Water Supply
- Sewerage system etc
- Copy of Approved Layout Plan
8. Allocation of project land in various land uses and activities
9. If any part of project has been retained for commercial use
10. Phase details of the project
11. The development plan for physical and financial analysis
12. Complete details of facilities to be provided
13. Time schedule of completion of the project
14. % of work completed in on-going projects
15. Physical and financial progress report of the project
16. Details of contractor, architect, services
17. Copy of approvals available
18. Bank account Details
19. Source of funds for preliminary development
20. Chartered Accountant certificate that the promoter has not defaulted any debt liability in last 5 years
21. Copy of Draft allotment letter
22. Copy of agreement letter
