JAIPUR: The Rajasthan Housing Board (RHB), a government agency which infamous for poor quality construction in the state still remains out of the Real Estate Regulatory Authority (RERA) ambit.
Consumers cannot register complaints against the RHB houses as it has not uploaded the complete documents on the RERA website. It was said as per the mandatory provision; the developers have to register themselves on RERA website. Once details of all the ongoing projects are uploaded on the website, the aggrieved consumers can register their complaints at RERA office.
According to the RERA official, the RHB had earlier applied to register 30 projects with RERA website. However, none of the projects can be registered as necessary amendment in RHB, disposal act is required. ” The online registration of RHB projects with RERA website cannot be made till the time amendment is done. In a letter the board has sought three months’ time for the same,”
The RERA will take also action against developers who have not submitted complete documents despite several reminders to register their ongoing construction projects under the RERA Act.
According to officials, list of more than two dozen projects has been prepared whose registration will be cancelled. The decision has been taken after the authority issued final notices and provide final seven days’ time to these defaulters.
According to the RERA official, “There were nearly 200 ongoing projects whose developers have not deposited complete documents. After the fresh deadline was given majority of developers deposited the remaining documents along with penalty. However, more than 25 developers have still not deposited the documents. The project will be cancelled and termed as ‘illegal’, as required documents are not provided to RERA.” Developers and agents were provided 90 days to register after the RERA Act came into effect on May 1 in the state. An official informed TOI, the RERA has issued certificates to 428 projects after registering them under the Act. During the scrutiny it was witnessed that developers of nearly 200 ongoing projects did not submitted complete documents. Following this, the developers were given seven days’ time to upload the documents. However, after none of the developer adhered to the deadline The defaulters were given second chance and asked to submit documents within 15 days. “As per the rules, it is mandatory to provide 30 days’ time to the developer before taking action. RERA will take action as final warning was issued by the authority,” added official.
