DEHRADUN: The Real Estate Regulatory Authority (RERA) has served 31 notices to builders, most of them from Dehradun, over complaints received by the panel from customers.

Out of the 45 complaints received by the RERA, notices were issued to builders in 31 complaints over the past one month. The builders were summoned for hearing to present their stand.

“Barring four complaints received from Udham Singh Nagar district, rest of the complaints are from Dehradun. In few cases, trial has begun while other cases will be taken up (for trial) soon as per the rules,” program manager Kailash Pandey told HT, adding that notices will be issued in the remaining complaints soon. “Efforts will be made to conduct trial procedure within the stipulated period of 60 days.”

The Uttarakhand Real Estate (Regulation and Development) Rules 2017 were notified on April 28 this year, and came into effect from May 1. The rules, notified under the Real Estate Act 2016, are aimed at regulating the real estate sector, protecting consumer interests in building projects and penalizing errant builders.

According to officials, over 90% complaints are related to failure of builders to honor the possession date that was promised to the customers. “Complainants have sought compensation from builders in such cases…there’s been a delay of up to two years in some cases,” Pandey said. Some have sought RERA’s help to take possession at the earliest while other notices pertain to completion certificates of projects.

So far, over 250 builders applied for getting themselves registered with the regulatory body. The RERA office is being run from the premises of the Uttarakhand Housing and Urban Development Authority, located at Dispensary Road in Dehradun.
